Track Alignment After a Kid’s Basketball Got in the Way

A door in the Steeplechase neighborhood had been chewing up rollers for months. The left track was bent inward just enough that the door would shudder halfway up and occasionally pop a roller out of the rail. We pulled the track back to plumb with a come-along, swapped the worn nylon rollers for new sealed-bearing units, and reset the limits on the LiftMaster opener. Full Door Replacement for a Wood Rot Problem on a South Kyle Ranch

Kyle heat and the occasional flash flood make short work of untreated wood doors. This one had a bottom panel so soft you could push a thumb through it, and the hinges were pulling out of the frame. We measured the opening, ordered a Wayne Dalton 9100 with 9+ R-value insulation, and had the old door hauled off by the end of the install. The garage stays noticeably cooler now, and the door doesn’t bow when the afternoon sun hits it.
Opener Replacement for a Genie That Gave Up After 18 Years

The old Genie had been grinding for a year before it finally stopped mid-open and left the door hanging four feet off the ground. The circuit board was fried, and a replacement board costs more than the opener was worth. We installed a LiftMaster 84501 with a belt drive, new safety eyes, and a wall console with a motion-sensing light. The owner’s first words after we tested it: “I didn’t know they made them that quiet.”
Off-Track Roller and Cable Repair After a Spring Backup

A door off Goforth Road had jumped the track on one side when the cable snapped. The bottom roller was wedged against the jamb, and the door was cocked at a 15-degree angle. We got the tension off the spring safely, reseated the rollers, replaced both cables as a matched pair, and lubed the hinges and bearings. The door was back in service that afternoon, and we checked the balance twice before we left.
Warped Track and Weather Seal Fix on a North Kyle Corner Lot

Texas sun does a number on exposed tracks. This one had a horizontal rail that had warped enough to bind the carrier trolley, and the bottom seal was so worn that leaves and mulch blew under the door every time the wind picked up. We replaced the track section, leveled the run, installed a new bulb seal, and adjusted the opener limits so the door compresses the seal properly. The garage stays cleaner now, and the door doesn’t sound like it’s dragging a chain.
